No one has mentioned vacancy costs yet. At about $50 per day vacancy cost- 12 days to paint cabinets, take pictures and attract new applicants, you'd be better off changing asking price and getting someone in quick. Next time it becomes vacant, you can plan more to attack it right away and not waste time.

"A" tenants are usually going to require the work is all done before leasing the unit. I prefer "B" tenants in this type of scenario. If they aren't complaining about the old applicances or DIY stained cabinets, they're less likely to complain about many other things and will overall be easier to deal with. B tenants are still financially able and dependable.

I have a rental property available and received an application from a family moving from Spain. They have great jobs lined up at the local college with ample income. They submitted an application but do not have social security numbers. How can I screen them?

For your eviction forms look up evict123.com. Also your county superior will have step by step info for you.

I'm fairly new and I haven't done a unconditional eviction yet. I primarily lease high end homes in my area. My lawyers office is closed today and tomorrow and was just hoping to get some quick advice on here... I found what I needed else where though

I have tenants that are in violation of their lease through an arrest that occurred at the property. I would like to evict the tenants immediately. I want to post a notice to begin the process. Do I post a notice to perform or quit? I don't want them to perform anything? Also this would give them 3 days notice. I'm in CA if that helps. Any advice would be much appreciated!

I am a real estate broker in CA. I manage properties and assist in leasing rental units. My questions is am I able to pay a leasing agent as a 1099 contractor that is not licensed to show my units? I'm sure this is specific to state laws.

If not, can I pay them as a W-2 to show these units because then they would be under my direct supervision? Or do I need to only use licensed leasing agents?

My property management company only charged % of monthly rent. Our philosophy we share with our owners is "we only make money when you're making money." Anyone figure out something to do to brand Craigslist ads now that they are not accepting images? Or even just commercialize/ make your ad stand out? We've been able to re-post everyday still by throwing code in our ad (even though they block it). By making the code of our ads different we're able to trick Craigslist in to not ghosting. But I'm still not happy with the branding or look of it. Any help would be much appreciated.

It doesn't matter if it's in the lease or not. All state laws I'm aware of provide that if tenant misuse leads to pipe repairs it is their responsibility. If you pay the full bill, they won't take the misuse serious enough. If you decide to split it, write them an email stating the reason for clog and that it will be their full responsibility next time.
