@Kyle Calvin I should note that our loan was not a conventional loan, however.
@Jordan Redar Find a small, local lender in the area and explain your situation to them. A lender just last month let us do zero down because of the strong appraisal value. We purchased for 187 and the property appraised for 260 (still think it should be 300+). Be sure to have a professional appraisal - not an in-house bank appraisal.

Of course you are allowed to discriminate against gun owners, but in Kansas (where half the population owns firearms), you would drastically limit your tenant pool.  Even if you're just asking for disclosure purposes only, this will automatically have a negative connotation.  A better option would just be to assume when performing welfare checks that every tenant owns a gun, and proceed with caution.

Dave and Jason are spot on.  I live less than a mile from Washburn.  As a solid general rule, only buy around Washburn if you are buying west of Macvicar, which runs along the west side of campus.  If you are okay with the increased cost and risk, going south into the flood plain isn't a bad area per se.  North and East of campus are class D or worse neighborhoods, and you'll have trouble trying to find students, let alone anyone, live there.

I am on the verge of getting my real estate license. By obtaining my license I hope to gain direct access to properties, the MLS listings, and comps. I also hope to save/make money on closing costs. I don't plan to use my license other than to buy and sell real estate for myself.

Before doing so though, I want to make sure there are brokers in the Wichita area I can affiliate with to meeting licensing requirements.  Which leads me to my question, does anyone know or recommend brokers in the Wichita area that are investor friendly (i.e. willing to supervise my deals?).  And on that note, what is the typical fee structure for such a relationship?

Any advice is greatly appreciated.  Thanks!
