In your opinion, would it be better to use a bigger company like this or try and establish relationships with smaller companies in the specific markets?

Simple question that may seem obvious but just have to ask:

When virtual wholesaling, does the title company/attorney that is handling the closing need to be in the state of the property being sold or would I be able to use a company from CT (for example) when wholesaling a house in AZ?

Quick question about what to do in the event of a double-closing! So, here is the hypothetical situation:

I get a property under contract with the intention of wholesaling it. As stated per the contract, I am allowed a 10-day inspection period to verify all the details and find a cash buyer. However, it doesn't go as planned and I cannot find a cash buyer in the stated 10-day window. Therefore, I am forced to close on the property myself and will have to re-list it at a later date. My question is in regards to funding the deal. Say, for example, the purchase price is $100K and I am unable to purchase the home out of pocket. 

What would be the best and quickest option to fund the deal? Hard money? Conventional loan? I would assume that the seller (at this point) would be annoyed if I then have to go try and secure funding after the 10 days has already past. Should I be talking to hard money/private lenders prior to even securing the deal? As a "backup"? Or would they be able to give me a quick enough turn around where I'd be able to secure funding in a quick period of time?

Hey everyone!

Can anybody recommend one (or multiple) investor-friendly attorneys in Connecticut? Preferably in the Hartford area but not required. It would be amazing if they are familiar with the wholesaling process and have worked with wholesalers before. If you're a wholesaler and have used someone, please mention them here!

 Hey Kyle,

You are allowed to wholesale with your real estate license just make sure you join a brokerage this is ok with it. Not all brokerages will have the same rules or even know much about wholesaling. If you are licensed you will need to let people know you are a licensed agent before getting them under contract.

Are licensed agents allowed to wholesale properties in CT as long as all the necessary laws are being followed? Or is it more or less up to the sponsoring broker to decide this? As long as people are aware that I am licensed and no conflicts of interest arise, then it should be allowed right? Thanks in advance for any insight.
