thanks yall! While i see you guys are so helpful i'll ask; is it typical for wholesalers to expect that i have all cash to close the deal? Or am I able to "buy their contract" by using financing? I have cash, but i don't like the idea of using all my cash on a deal because it limits me. For clarity, my goal is to buy off market deals so i can rehab a little then airbnb. Not necessarily to flip them right off the bat.

i'm looking for wholesalers in washington and arizona. Are there directories of these people or do i just have to call realtors to find them or go shake hands down at the court house auctions?

@Scott Wolf My attorney did mention that strategy today which i do enjoy, but he mentioned that sending a letter of interest is typically for off market deals. What say you? I'm sending offers for properties on the mls already. And found that listing agents keep insisting that i send an offer. Talk is cheap afterall.

And my concern with having the seller's agent draft a purchase and sale agreement is that they would think that they are then representing me (and receive a commission as such) which i do not want them to. What say you?

straightforward to get my license as in studying for a month or two then taking a huge exam? Not looking to get my license.

I do not have a real estate license. But I do want to send purchase and sale agreements to agents without a buyers agent so i can reduce the price of the home. Does anyone have any software recommendations that would do the heavy lifting of this tedious process for me?

My current process is:
-Using a purchase and sale agreement contract I got from a real estate attorney I find the below info and fill it in
-do a parcel lookup to find the property owners name, parcel # and legal description from the public deed
-using zillow I contact the listing agent and ask for their MLS ID and Agent ID and then call the broker's company and get their MLD ID and state license and address

Looking for maybe some software that i'm not aware of that would simplify the process of all that data gathering.
