Thank you @Michael Dumler that's really sound advice. I was thinking about doing real estate sales on the side as a sort of part time hustle while I'm in school and working my w-2 but that's great to know. I was going to buy one of Dave Meyer's books and didn't know he had a podcast thank you for the rec!

@Jonathan Greene ooh that's really good to know! I'd honestly like both and it's been difficult to determine which I should focus on. I plan on holding on to my properties long term so equity would be great as well. I'll keep an eye out for that. Thank you for that tip about meetups. I was just curious about how those relationships naturally come about. That's very helpful!

@Jaycee Greene thank you for the advice! I think I'll be able to afford somewhere between 400-600k. I'm looking for something in between a turnkey and a fixer upper. I want to put some work into it but I don't want to take on too much for my first property.

Hi @Kyia Raiford, welcome to the BP Forum! Personally, I'd start looking in markets you're familiar with, similar to what you said in your post. Do you have any idea of the price point you can afford and are you looking for turn-key properties or something along the lines of a "fixer upper"?
