I agree with JP the areas he mentions will lead to better tenants and less headaches. We actually lived in Shelby county and miss that area.

Its hard to say without seeing. There are alot of factors that could go into the estimate. If its simple replacing 6 ceiling joists it will not be very expensive but there could be more to the job. My ballpark guess would be 600-1500. This is what it would cost in my area.  Typically if you  have fire damage that requires framing replacement you will have alot of smoke damage which will be more costly to eliminate the smell. My family works in property remediation and i used to help out while in school. Good luck.

 When I was calling local banks and credit unions last year I called about 30 and only found about 4 that were open to working with investors. Hopefully you can find someone in your area that knows a lender willing to work with investors. Good luck.

I used to live in birmingham al and encouraged my buddy to invest in rental properties. Some of the areas in the west and north of downtown are very sketchy which is where he invested. However, he did very well in the houses he invested in. Let me know if you have any questions.

Irby LLC does some meet ups. I went to one a couple of months ago and they had a pretty big turnout.

I am just getting back into real estate investing again and agree with Abel. I also recommend looking at what is available in your market and analyzing deals before taking the plunge. Preparation is key.
