@Jordyn Rodriguez . Beyond renting your home to a single tenant, are you also considering renting it out room by room? That could lead you to increased profits if you can handle that. That's how I manage my properties.

I rent out several homes room-by-room. One thing that makes it work is to disclose the house rules early on, in the rental listing, in the lease agreement, as well as on signs in the house. This helps filter out those who disagree.

Yes. I agree. College students are usually interested to just rent a single room. I'd put a house manual together with some house rules for everyone to agree to. That has worked for me.

Hi @Margaret Buoncora,

I wouldn't think that you would need to provide notice for that. In my room-by-room rentals, I include a specific clause in the lease agreement which would allow the landlord or property management to enter the common areas at any time. We also provide cleaning services for common areas, so we have to enter those anyways.

What does your lease agreement say?

Hi Aditya,

In the future, I'd recommend using some tenant management software. It sends out rent invoices automatically every month, and if payment is late, a late fee is applied, and tenants automatic notices. That way you don't have to deal with those communications directly. I use tenantcloud.com myself and found it to be pretty helpful.

I've created 3 LLCs using Rocket Lawyer so far. It's been pretty quick and easy :)
