Hello Investors and fellow Bigger Pockets Members! My name is Kyle, and I've recently Evicted my first tenants. They will be out of the property in two days. They have been Evicted due to not paying rent, which I have been informed I can go after collecting in Conciliation Court. I don't know much about Conciliation Court, but I would like to get back what lost rent I can, if at all possible! How can I go about filing for Conciliation Court in Minnesota? Do I need a lawyer? Should I consult an attorney? The attorney that I've already addressed on the matter told me that the process is pretty simple and that most people just end up doing it on their own. Where can I start? Does anyone have any experience with this? Thank you in advance for your tags referrals advice experience guidance and knowledge!

Hey guys! The tenants are out in two days! I need to follow up with some Conciliation Court... Does anyone know how to file for Conciliation Court in Minnesota? Should I consult an attorney? The one I already called told me that the process was pretty simple and that most people just do it on their own. Where is a good place to start? Does anyone have any previous experience with this?

Hey guys, who knows a handyman or a tile guy in Northeast Minneapolis (or at least someone willing to travel to Northeast Minneapolis) that they wouldn't mind referring to me to do some work in my bathroom? My tenants have been evicted, and before I get to showing the unit to new tenants, I would like to spruce up the place a bit. Some work I would need done would be some tile replacement in a bathroom shower, a leaky sink faucet replaced, and kitchen fan replaced / fixed, and possibly (I am undecided here, depends on how much the previously-listed runs for cost) some framing done - My property was originally built as a single-family home and split into a duplex, but shutting off / sealing off a door, which is still a door. I would like to remove the door and frame it up like a real wall!

Hey guys! My tenants will be getting evicted soon and I am wondering, what is to happen with the stuff that they leave behind?! How long before I can get rid of it? Where are there laws that I can read / study to find the details on these types of happenings?

Hey guys! I am six months into my first property - an owner-occupied Duplex that I am 'house hacking'. I am already looking six months down the road on accumulating my second property, and I think I might like to refinance my current place from an FHA loan to a Conventional loan. I understand that I need to have XX% of equity in the property to be eligible for refinancing into a conventional loan - What is that percentage? 78% or 80%, or something else? I have heard multiple things. Is it a good idea to refinance? Should I keep my current interest rate, or risk it increasing when I refinance? I want to refinance to drop the Mortgage Interest and to free up me only-one-available-at-a-time F.H.A. loan for my second property. My current mortgage company is not licensed in the state of Minnesota to refinance my loan, and in calling them recently, I have found that I must rely on local loaners to get the job done. Does anyone have any recommendations or referrals on the process, or who I could have refinance my loan?

Any information about equity, refinancing, or just investing / landlord advice goes miles and miles in my book and is endlessly appreciated - Thank you for your time in reading and replying to this post!

It looks like my new lease should start when I fill my vacancy, and end in the Early Fall, with the option to sign them to a 12-month lease after that. Great! I will do this, thanks so much everyone!

@Amber Gonion, "almost all of the major management companies only do leases that end between March and October" - What are some of the major management companies? Do you use any? Would there be any that you would suggest / refer?

Does anyone know of any Property Managers in the Greater Twin Cities Metro area of Minneapolis? Any referrals or tags you can use? Also, what do you guys use or suggest for an application? I could Google 'Tenant Application' or 'Renter Application', but I would rather see what other people are doing and what works, than just trust what Google feeds me from my own (in)experience!

@Amber Gonion, do you know of any ways that I could use to find out what Class my Property is? What exactly does 'Class' mean - Just the overall quality of the property? What determines Class?

Hello fellow Bigger Pockets members, I am a beginning investor in Minnesota and I will soon be in need of new tenants as I have a vacancy opening up due to Eviction of current tenants. What does everyone use to find tenants? Are there any websites that you would suggest I advertise the space on? The space is one side / one unit, of a Duplex - Is there a name for this type of space / property (since it's technically not an 'apartment')? What about tenant screening and background checks - Thoughts & Opinions & Referrals & Websites? What about a form for an Tenant Application? Should I charge for the Application? Is there anything that I can do to make my property get more attention and to attract better, higher-quality tenants? Please let me know what you guys think - I appreciate the advice and sharing of knowledge! Thanks.
