Welcome! Have you decided what facets you want to get involved with?

Hello Joan. I haven't officially decided but I am gearing towards bird dogging in the beginning so I can get my feet wet again. After, I'd like to jump back into SFH for either flip or buy and hold/rent. That is where I left off in my previous ventures. But, all is speculation till I grasp the latest market up trends.

About me. I started investing in 98 after reading Carlton Sheets. I learned quite a bit. I was able to purchase my first 3 properties in working class areas for no money or $1000 down. I mainly held and rented because my positive cash flow was not great considering I had little cash down and I was new and made some mistakes. However, in the long run they worked out.

I started gearing towards a higher end market and purchasing houses in a higher price range. That was a mistake. I didn't turn as quickly which would have been fine if I was in a position to hold longer. I was not. Again, it all worked out but it was tight and stressful.

Then I had a nasty split with an X and lost everything. That was in 2006.

Yes, that is the short version.

I'm jumping back in again.

I will be asking questions, lots of them, and hopefully I will have lots to offer in return.
