so i am new to the real estate game and at first was thinking about investing in residential, but as i did more research,  commercial really caught my interest. The long term leases and autonomy of tenants is a couple of things i like about them. 

So my question really is are there any commercial investors in the boston area or even in general that could give me tips on landing my first deal? I know commercial is expensive and would like to know tips for financing and finding good deals etc.

timeline

End of 2015- buy 1st multi unit property with positive cashflow

Early 2016- look for 2nd, bigger unit

Rest of 2016- invest in at least 2 multi units for the year and create at least 4k in net cashflow. 

I would actually love to partner up with someone for these deals and as far as how many units, trying for 20 total for the year. All within an hour from the city

thanks for all the great feedback guys i will definitely keep them in mind. to answer some of your questions though, i'm looking to invest in buy and hold properties. cashflow is my #1 priority. also, in terms of financing it i would either do a conventional loan or private loan on top of what i have saved up.

also, is there a section on this site where i can find potential partners and or mentors? i'd like to have someone to bounce ideas off of and walk through the first big deal with me
