Most of these deals involve lending hard money to flippers and developers. However I would like the flexibility to have the money allocated to any deal I see as profitable for my investors.

I also plan to invest my own money into this fund, I want my investors to know that I also have skin in the game and have both of our best interests in mind. 

Hi everyone,

Not sure this is the right forum for such a post but ill lay it out here anyway.

My current field of employment is on a huge downtrend. Over the last 5-7 years I have partnered up with investors in the US to do 3-4 real estate transactions that have been successful, I have learned a lot about several facets of real estate investment in the process. I have also been able to network with quite a few other successful people in my field that have a lot of free capital but who lack any sort of investment savvy and have basically never invested in anything.

Basically, I am trying to figure out a way to link these investors up with deals from real estate investors in Denmark, Germany and the US that I have worked with before. Id like to start a small scale REIT that wouldn't have to be registered with the SEC since it would be under 100 investors. I am not exactly sure how I would structure this but the idea would be to offer the investors a scalable return based on the risk they are willing to incur. Then I would take a percentage of the profit to manage the fund. I find the deals and then allocate the money among them to earn the highest possible return for the fund.

The investors are from all over Europe and the US which I dont see as much of a problem as they can invest in whatever they want and then be subject to cap gains tax according to jurisdiction. However I am not sure where the business would have to be registered given the deals are in multiple countries.

Does anyone have any feedback on how such a partnership would be structured or have any experience in such a partnership?

I currently split my time between Budapest Hungary and Cape Town RSA. 

John, the podcasts got me to join the site. I was especially intrigued by a recent one which talked about owning property out of state. How were you able to choose an area to invest in and what obstacles have you faced investing from abroad.

Hi everyone, 

I have been living outside of the US for the past 3 years due to work. During this time I have been able to acquire a few multi families in the Los Angeles area with the help of a partner residing in LA. 

The numbers on these properties are not even close to as good as the magic 2 percent I hear on the forums but closer to .75. With that said our timing was good and with these higher end properties and alot of capital invested ive achieved a modest return and some great appreciation. 

At this point I want to begin transitioning from my current job and part time RE investor to a full time buy and hold investor.

Im here to learn, network and find an area where I can start investing and grow a portfolio from outside of the US.
