Thank you, Tim! This might be dumb but I have to ask it...so if the cash out refi is 70% of the ARV ($500,000 in my example) the amount of cash I move on with to the next project is $350,000-$202,500=$148,000. Right?! If so that's something I didn't get quite right. Great point about taxes...I think the listing showed an insanely low number for taxes and I double it because it just didn't seem right. That would need more investigation if I were truly considering this property - this exercise was mostly learning how to plug in the numbers and interpret the results.

Yes, I'm projecting the property to be STR. Looking at the highest quality STR's in the area this property could get $275-300 with well done improvements. I also know $500 ARV is shooting high and I should be more conservative when doing studies.

In any case I did find a couple properties that I felt matched what this property could be with excellent renovation along with capturing the amazing landscape and outdoor space this property has - not sure if you were able to see the actual address.

Newbie here to running Brrrr reports. I have one very specific question: how do I determine what the refinance loan amount is?! Is it based on a percentage of the ARV?

Also, since I'm inexperience with this I would greatly appreciate any other comments you might have on any other items I put into this report.

This is really interesting. We're battling our local government in Chattanooga over a number of issues but one of them is a distance requirement from one STR to another.
