I bought an investment property and it needs some work. Is it hard of buying an owner occupant house and getting a 203k loan to rehab the investment property since that will be income.

Good morning,

I found a deal of 3 houses near a College netting 85k/90k a year. One of the properties are already rented for the next year.

The projected purchase price is between 700k-850k. So a down payment would be around 200k. Need investors.

@Shawn Westbrook

Being new to the game myself I think the most important tool you could ever have is patience. And lots of it.

@Ryan Blake

Thank you For taking the time to answer my question. This is exactly what I was looking for. I have been calling around for some time now and asking questions but there always seemed to be more I should ask that wasn't getting told.

Maybe I could put this in a blog so I can share my progress with others. Because this is going to happen.

I'm looking to do my first flip. I have 3 houses I'm going to look at this weekend to put together itemized repair estimates together for, I also have a my realtor ready to sell and getting actual comps together. And I plan on using hard money. And using another property as leverage.

What info should I get from the lender about the loan. And what should I not agree to?

Thanks in advance

@Ryan Behnke I'm in New Jersey and here if you don't have that security deposit is an interest baring account, no matter what you go to court for you will lose. No matter what part of the lease your in or what the situation. Also here in nj if thier is an issue that the tenant can not live in the property the land lord is responsible to pay for a hotel or alternative housing until the space is available. Your suing for money you've already taken. Good luck
