Hey Bill,

I just ran a search and saw a few options that have potential as long as you're willing to buy a value add property. I will DM you as well with more info.

I've been to an airbnb in a remote location and the host provided a Verizon MiFi Jetpack. It worked well and the Jetpack constantly keeps you up to date on how much data is left. To my knowledge there's no way to control daily usage, but it can still be used at the decreased bandwidth once your monthly allotment has been used.

For starters, what's worked well for me is to not charge applicants an application fee in the process.

I can understand the frustration since you're unable to benefit from the money you're spending. Along slightly different lines, in college I had to break a lease agreement well before ever moving in and it costed me $500.

I would look at it as the landlord providing a contractual service that you're not choosing to use at this time. Your daughter could still stay there if she chose to.

If you can't reach her command directly as @Ron Purdy mentioned, you can contact the office of the command inspector general for the base that she works at. Things will happen way more quickly reaching out to her chain of command instead of working through your PM or waiting for the courts to open back up.

I have a friend who has had 2 VA loans at the same time in Jacksonville, NC right next to his duty station. He lived in one for 6+ months then rented it out and purchased another home nearby. I haven't seen anything that restricts the number of properties the VA loan can be used toward or the requirement for proximity to a duty station, but there is a hard and fast limit on the total amount of money that can be loaned with VA. The overall amount was just increased for 2020 and your lender can provide exact numbers.

I recommend saving up for rehab costs before purchasing an investment that requires a lot of work. There's always credit cards to put it on, partnering with someone, or giving a contractor an equity position, but nothing beats saving up on the front end. 

I'd do a cash for keys approach like Brandon Turner talks about, and include reimbursement for the laundromat and spoiled food items in the negotiated amount of money for the keys. Should keep them happy and limit the amount of parting gifts they take on the way out.

I would personally withdraw the first offer before putting in a second offer to avoid legal blowback like you mentioned. If you do put two offers in at the same time and you only want one property your agent needs to make sure you have a solid contingency clause to be able to back out.
