 .... Thanks Aaron... I don't think this place needs much. Possibly new carpet... Have a partner going to check it out on Tuesday.  I think this guy painted it already.

I have a guy who has a house listed at 180k and comparables have sold for 245-265k. The guys reasons for selling are a divorce. I can make an all cash offer and quick closing. I was thinking of offering 160 or 165k with the all cash and quick closing. Any advice is appreciated.
