Disclaimer: I'm not an expert on this subject nor do I have experience whatsoever, the following is purely my understanding based on what I've read or heard.

AFAIK some states don't allow online auction, there are websites that allow you to help facilitate registration process but in those states you'd have to be physically present. In terms of pros: possible to get a good deal and cons: non-trivial risk management (i.e. many moving parts). Just my 2 cents.

Thanks for the warm welcome Alex. Since my plan for this pilot project will be for my own residence, preference-wise I'm currently looking for North Seattle or South Shoreline. For now leaning towards build/rebuild rather than renovation/update.
