Anyone have someone they recommend in Louisville, KY for snow removal?

Our 12 units in 40206 are on a hill but share a drive and parking. We have 1000 lbs of salt on site and my dad has a skid loader but would love to be more hands off this winter and pay someone to plow the drive and parking lot.

One bid we got was Really high in my opinion, would love another quote.

@John R. thanks for this reminder. Before we left town last weekend, we added smoke/co2 detectors in common area of each building. 

Need to schedule quarterly check for units soon, thanks for reminder!

Hope everyone had nice Thanksgiving weekend!

We have a tenant I don't think is going to pay rent this month. He's done it once before, I paid an attorney, gave 7 day notice, tenant had a for the people attorney call me, and paid rent and late fees on day 7. He's paid the months since but told me last week car broke down... We acquired team ant with property and I leaned he has 8 previous evictions.

With that being said... I will be pleasantly surprised if he pays this week.

I don't want him to stay or go through the 7 day notice, etc.

His lease ends Decmeber 23rd (right before Christmas, I know) can I give him a 30 day notice if he hasn't paid by the 5th and be done?

I don't want to call the attorney I worked with for $200/hour. I liked her but would love to avoid extra fees. 

Anything as it pertains to state of KY appreciated!!

@Matthew Saskin thank you for the input, so far we haven't had any increases and all is well. First tenant moving out this month (lease ending) time to figure out how to get a unit ready to rent again!

Have they paid rent on time? If they haven't paid you could give a 7 day notice. If you just want them out and lease has ended you have to give 30 day notice, I believe. I would consult an attorney to be sure proper steps are taken. 

I have found the hard way that some tenants know their rights and the process all too well. 

I just had first tenant not pay and ignore and avoid--- it certainly wasn't enjoyable. This month they paid on time :) Good luck!
