@Phillip Dwyer thank you.  Would you say that "Summerlin adjacent" is still a worthwhile neighborhood?

Hello esteemed Bigger Pockets colleagues. I am looking to make a real estate investment in the Las Vegas area in the 140-150K range, paid in cash. I know that means it’s a condo or townhouse, and in my recent real estate trip to Nevada (I live in the Bay Area), I saw nice 2/1 and 2/2 condos in the Summerlin area. What do my LV investors/ real estate experts think about that area? The renter market? The quality of renters in Summerlin? Would this be a good investment?

@Gordon Cuffe, yes, I realize that it's condos and townhomes in that range.  That's what I'm looking for.  I appreciate your help! 

@Pratik P. I would pay for the property entirely (no loan), so that would hopefully work.  What are some neighborhoods that you think are up and coming?  Thanks in advance!

Hi, I'm new to Bigger Pockets but love the intelligent feedback here on the forums. I'm looking to purchase an income property in Sacramento at the 150K cost level. (I live in the Bay Area.)  I'm curious if anybody knows about the Sacramento rental market? Would there be any problems finding good renters? I looked at some properties last week in the Rosemont and Natomas areas. Thanks in advance!
