Same thing up here in the Inland Empire Rob, less than one month of entry level inventory on the books. It is no secret that a couple Hedge funds came out and took over at least $100 million in shadow inventory across the IE from Fannie Mae, etc. I agree something is being manipulated, wonder if it has anything to do with Wall Street getting into the home rental business?

Thanks Jon, you make some realy good points on this one. The house is an entery level home so geeting extra rent for the amenity will not be an option i think. It is near a university and my renters are usually college students, enough said! Thanks for the ball park cost on fillining it in, I thought it would be more like $3k. I will be sure to check out one-deck over.com, but the thought of a deck over a big hole creeps me out as well...

Btw- just curious why you recommend drilling holes in the plaster before filling it with dirt?

I found another great buy and hold, however it has a pool. I am not really comfortable renting a home with a pool because of the liability factor. However, i got to thinking if i bought it right maybe i could fill it in with dirt and remove the liability concern. Can some one share their professional view on (I) the liability concern I seem to have with a rental with a pool and (ii) Has anyone filled in a pool with dirt and would you have a ball park cost to fill a 20,000 gallon hole?

If you have just taken over the property I would highly recommend a "move in / move out" walk through checklist with the tenant. This will help to note all existing damages and or repairs from the time you took possession. This will help to keep the both of you on the same page moving forward with any additional repairs or items the tenant may call you with, like another door that needs to be replaced or when they move out and claim all damage where there when they moved it. If you have a video camera shoot the whole house inside and out. This will save you so much time and hassle as it prevents debating with the tenant.
