Hi all. I’m an investor and agent in the Ithaca and surrounding area. I’m primarily long term rentals but just closed on a single family on the lake in Ovid that will be a str. 

The town of Ithaca has a lot of new str regulations, the biggest being you cannot rent a non owner occupied property (this is for properties not on lakefront) out for more than 29 calendar days in a year. Their is talk that the City of Ithaca is going to follow suit. Short term rentals around the lake do well but if you definitely have to research each towns regulations because have none and others impose a lot.

Here is a link to the proposed regulations, I can’t find the final draft on a quick search but I’m pretty sure this was enacted without any changes.

Long term rentals and student housing in Ithaca continue to do really well, you can usually take advantage of both cashflow and appreciation in this market.

In addition the the suggestions of checking for leaky pipes, toilets etc.  I second @Drew Sygit in submetering and removing that bill from your expenses.  This is a fantastic way to add value and increase cashflow.

Hi @Jhameel Bernadeau! So exciting that you're saving up to get started! I also agree that house hacking is a great way to break into the space. If you qualify for an FHA loan you could put as little as 3.5% down on a duplex, FHA loans also allow you to do seller concessions. They're not very competitive loans in this market right now but are great for getting started.

I would recommend meeting with a banker now to find out how much you qualify for and if you need to work on anything while saving. Once you know the loan amount you qualify for you can then start working with an agent to find properties. If you work with an investor friendly agent they’ll be able to analyze properties with you.

Hi Warren,

I've personally dabbled off and on in the airbnb niche (even back before it was a thing) in the heart of the Finger Lakes with great success. 

I just closed on a property along the West side of Cayuga Lake less than a 1/4 mile from a wedding venue. The current plan is to renovate and use it strictly as an airbnb. I'm very confident it will do well in this specific area.  


I run a meetup in Ithaca and we had an Airbnb management company speak at the event. They really have a great handle on the airbnb market here and would be super helpful in answering your questions. Feel free to reach out to me and I'll send you their contact info.

Also, I 100% second everything @Stephanie Jacobson said. My property is in the Ovid area she referenced.

Hi @Gabriela Huayhualla.  How exciting!  There are a lot of markets in "Upstate NY" and they don't all perform the same.  Do you have a specific area in Upstate NY you were looking? I'm an agent and investor in Ithaca, NY where @Nick Rutkowski suggested.  We see continued population growth and the area is insulated by multiple colleges. I've experienced both appreciation and good cash flow.  My rentals are primarily student housing and working class. Since COVID I've had quite a lot of people from the City, Long Island, NJ etc relocate up here. Prior to that I would get about a handful of people every year that would purchase lake homes or summer homes from those areas.
