Some mortgages will accept 65% LTV and underwrite based on rental income. All depends on what you want to do.

Hey Juan, A neighbor, If I may!

I am just dipping my toes, so any idea or a note is to appreciate it. To your point, I read many good things about HELOC on this forum, and I want to try this. I will speak with my mortgage specialist and see what he thinks about it.

I want all four aspects: cash flow, appreciation, loan payments and tax break at the end of the year. I'm not concerned that much with cash flow, but I want to have enough, so I don`t pay for any utilities, taxes, etc. from my pocket.
