Okay, this is tricky. Pros to renting by the room: it is easier for residents to qualify without having to find their own roommate. If one skips out, you likely still have one that is bringing in some money.  The cons: The individuals will be on separate lease agreements, but will have a communal space. It will be difficult to charge damages in a communal space. It will be expected that you intervene with roommate problems. Either can be done, but there is much more work that goes into renting by the bed. Good Luck!

@Martin Neal Hello sir! Here is my 2 cents. For me, I always folloe the goals of the owner. My Luxury multi unit community budgets for late rent as additional revenue. But if they are not worth the additional income (they may not be) send a 30 day non-renewal.
