In my experience if the inspector knows that the appliances are owned by the tenant, they will not test them. This is because they are the tenant's property and they are the tenant's responsibility to maintain.

I think it is a good idea, just challenging finding places. I have been looking for STR in the downtown area. I am finding that most HOAs require a 1yr minimum lease only.
