First of all, thank you so very much for providing the guidance, insights, and resources for us to learn from and execute on. 

Congratulations on achieving one of the dreams of a lifetime! One of my good friends recently retired from her job of 11 years after both she and her husband had been building their portfolio for at least that long. It took a Tony Robbins event to get her to finally let go of security and enjoy the freedom, but still!

Anyhow, I have read this entire thread up to this point and was wondering if you'd mind elaborating on how you built and maintained your systems and people you brought in to handle different aspects of your business. You mentioned you work or worked only 1 hour per week in part thanks to a team of agents, the 2 property managers, the accountant and attorney. You also said that if you have a good property manager and good systems on your side, then it's pretty easy to do what you did. 

Did you have written procedures for some of the tasks and responsibilities in your business? Did you ever use virtual assistants or freelancers for the roles outside of the accountant, agents, attorney, or property managers? Did you ever have a problem at some point where you wore too many hats?

Hey Everyone!

My name is (Brandon) Kristopher Turner - I go by "Kristopher", and it's not because the other Brandon Turner goes by "Brandon", lol - and I am a 30-something entrepreneur originally born and raised in & around Atlanta, Georgia.

I have never invested in real estate but frequently network with real estate investors for game nights, entrepreneur meetings and the occasional dinner. 

I joined after having followed the Bigger Pockets community for a number of years. A mutual friend of mine and Ron Harris of Renascent Mastermind (Bigger Pockets member) caught me in a Borders bookstore about 7 years ago reading an apartment investing book and introduced himself. This was how I met Ron and began rubbing elbows with guys and girls who were in the trenches and working on their financial freedom.

My goal is to be the "money guy", the private investor/lender people come to when they need cash for their deals. So, even though I want to preserve and grow my wealth in real estate, I am building it in the Internet business space. 

Internet businesses and Internet marketing are to me what real estate is for many of my friends and acquaintances. 

So, I'm here to learn and contribute in what ways I can and hopefully be an asset to the community.

If you are wearing too many hats because you own a job rather than a real estate business, then I'd like to take something off of your shoulders. 

Assign a repeatable task or responsibility to me in your business that does not involve my physical presence. I intend to not only complete the task (as accurately, effectively, and efficiently as possible), but also document the steps involved in its proper completion so you can then outsource/delegate that task to a future virtual assistant or freelancer. 

The catch is that I am seeking new clients for our business, ProcedureSheets.com. We write operating procedures for real estate investment businesses and I would like to demonstrate to you the value of having a documented, step-by-step system in place that helps you automate and/or scale your business. 

As we say on our site, 

"Documenting the processes that make your business or life run promotes autonomy to those whom you delegate the performance of those processes. It also allows you to scale, potentially make passive income, and/or build a business you can actually sell.

With your trust, a staff armed with documented procedures can take ownership in their roles and weight off your shoulders, even when it comes to updating or doing away with a process, entirely."

What this looks like is this:

  1. You delegate a task to me (please provide a non-disclosure agreement for me to sign, if necessary)
  2. I write an operating "procedure sheet" documenting the steps in the task (including flowcharts & screenshots, if necessary) as I perform it
  3. I deliver the completed task to you along with the completed operating procedure, which can be saved to your cloud storage or just printed and filed for future use

If you have broken systems, a pissed-off and over-worked administrative assistant, are an apprentice who doesn't know where to start, or are on the cusp of your financial freedom but need to get out of your own way to get there, then I would LOVE to talk to you.
