@Christopher Johnson live anywhere you want and invest everywhere it makes sense.  If you haven't read @David Greene's Long Distance Investing book, I highly recommend it.  I used the knowledge and motivation I gained from that book to get started again while I was spending most of my time at sea on a ship.  If you must live near your investments, I agree with @Sean Rooks that the Norfolk/Virginia Beach areas are a great place to invest (I do).

@Ren Navarro timing the market is speculation.  The best course of action is to make smart investments now and from here on out.  The Real Estate Investors who've lost their shirts over the years in market downturns were the ones who made bad investments banking on appreciation over cash flow, and were severely over-leveraged.

@Russell T. besides the germ collection factor, my opinion is that a hot tub is a liability lawsuit waiting to happen.  If your tenant is drinking in the tub and breaks a glass and someone gets cut, or someone gets hammered and falls asleep and drowns, you could be facing huge amounts of legal trouble.  I just don't think it's worth it in the long-run.

@Maria Callaghan Depends on the HOA. Obviously the amount of the dues must be accounted for in your analysis and it looks like you've done that. Reading the CC&Rs is also vital and it looks like you've done that. The other consideration beyond will the HOA allow your rental is will your lender. Some lenders have a requirement that no more than 25% of the units are rentals in the HOA, and will require documentation from you and the HOA to that effect. Your tenant selection is also important because they can get the HOA on your case very quickly if they don't follow the CC&Rs. I make sure that my PM has a copy of the CC&Rs and that the requirements the tenant must follow are part of the lease agreement so that if they violate the CC&Rs I have legal recourse. One thing I have found is that HOAs with lower dues are generally less active (not always the case). Some HOAs also require a copy of the lease for their files.

@Adam Martin I use LVP in most of my flips and rentals because it is very durable and waterproof. It significantly reduces my flooring costs on rentals, and is a very attractive flooring in flips.

@Ofer Attia I would ask a local Real Estate attorney, but I own Real Estate in states other than the one my LLC was formed in. Different states have their own rules. Some may require your LLC to register as a foreign entity. Some may not. In the event you do need to set up a new LLC in a different state, your main LLC should be able to be the owner of the new LLC.
