@Ali Boone - Thank you so much for your input.  We've been looking for awhile and I agree with the negative cash flow on rentals.  It's pretty crazy!  We're hoping this one's a bit different since it's a probate sale and we're hoping to get lucky.  But we'll see!  Nice to hear that the tenants' rights are the same all across CA... we're pretty familiar with them up here in the Bay. Nice to know that knowledge translates over.  Thanks again!

Nice to hear there's rental opportunity.

I'm looking forward to driving around the area to get a feel for the neighborhood. Our mantra has been to only buy in places where we'd want to live... so we'll see how it goes!  I appreciate the insight!

Hey guys, 

New to BP. My husband and I have 2 rental properties in the Bay Area and we're looking to expand with a condo in San Diego. We're somewhat familiar with the market, but would love to hear from investors on the ground.

The area code we're looking in is: 92102

Some questions are have are:

- How are tenants' rights (Is it easy to evict an existing tenant? Rent control?)

- How easy is it to find a tenant?

We've been using Craigslist as the main source of info re: rentals in the area; is there any other source you'd recommend we check?

We're visiting SD this weekend to look at some places and drive around, so any tips, advice, etc. would be greatly appreciated!
