Congrats! I’m happy that you made a good profit on your foreclosure buy. I have had good luck over the last 5 years myself but when I saw the title of your post it reminded of the foreclosure sale in December when the guy who “won” the auction actually paid double what the property was worth but I guarantee he was singing winner winner chicken dinner to all his friends!

Thanks for this post. We tried Woodford Reserve and Old Forester over the holidays. First time for both. Would definitely recommend both but Woodford Reserve has the strong flavor I like the most. Cheers🥃 🥃

We had a closing date of Dec 1st 2022. The buyer was "pre-approved" by this lender. They asked for a 3 week extension which was the first red flag. I amended the contract for a Dec 23rd closing. On the evening of the 22nd my buyer gets a call from the loan officer and is told he has left the company but don't worry, it will be ok. On the 23rd I contact corporate headquarters of this lender and they tell me "Loan Officer" no longer works for the company and the loan was denied by this lender. They couldn't give me details since I'm just the seller. That's the last we ever heard from the loan officer that strung us all along for the last several months. The appraisal came in exactly where we needed it to be. The buyer had their downpayment ready, was supposedly pre-approved, I let them move in at Thanksgiving, and at the last minute we get screwed over. Luckily I used cash to remodel this house and get it ready to sell so I'm not under pressure for hard money loans or anything. My personal mortgage company is now involved and they say they can use the same appraisal so life is good.

Lot of lessons learned on this one......... the hard way!

I bought a house at the foreclosure sale in May, it had a 2009 Toyota Yaris in the garage. I had to apply for a surety bond, then register the car with the DMV with a transfer of ownership form to get a title so I could get a key from the Toyota dealership. This process took 5 months but I sold that car with a clean (almost) title for $4,000 profit last month after new tires, oil change and a detailed cleaning🤑 Talk to your real estate attorney and if they approve the sale then go you your local car registration place and figure out what they require to get the title in your name. It’s worth the hassle.

Paint isn’t going to hide the terrible quality of work that was done on this job.  It will make it look better than what you have now but…. still lipstick on a pig. Sorry you got ripped off by an unscrupulous person that didn’t know what they were doing.

Hi Chris, We have bought 17 rental properties since 2016 in/around New Braunfels Texas. Almost all were bought at the foreclosure or tax sale because of the stupid money that has been buying real estate in our area for the last 6 years. About half have needed gut to the stud remodels but when you buy a property at a tax sale for $26,000 in a $250,000 neighborhood you can end up with a great rental property after the remodel, especially being your own GC. We have ROI's that most people won't believe. I am happy to share any information I can to help you do the same in your area. Send me a DM.
