We have 4 tenants planning on renewing their lease oct 1. One of the tenants will be changing and they want to add him aug 1. What’s the best way to handle?  I use cozy and have already emailed the new person the screening into.  Should I do an addendum for the next 2 months, or just keep the lease as-is and have the new tenant added oct 1.  Apparently the one he is replacing has already moved out, but is up to date on rent.  they are on one single lease but each individually set up in cozy And pay 1/4 of the rent each month.

I need some advice. We have a $90k HELOC on our primary residence which we used for our down payment on our rental property and currently owe $35k with a variable interest rate. Our rental property mortgage balance is $113k, interest rate of 3.875% on a 15 year (current payoff date 2032). I was looking to do a cash out refinance to pay down the HELOC and extend the term of the loan, so we can free up some money, and increase monthly cash flow. We are estimating our rental is valued at around $215k. What are your thoughts on refinancing to a higher rate or just leaving this as is? We are looking to buy more property, so the idea of freeing more funds up seemed like the right thing to do. Any experienced help is appreciated!

Ok thanks!  Cozy does have a feature that allows you to set up collection individually.  Thought this might work well, but I could also see having one responsible party be in charge so they don't get penalized if their roommates are late.  If I have everyone fend for themselves, maybe some would be less likely to pay on time?  Just curious if anyone has experienced this or what is the best way to go about it.

Planning to use Cozy for rent collection for a property housing 4 roommates, and it looks like it has a feature to request payment and collect from each of them individually.  Does that work for people or do you just have it set up for one payment from just one of them?  seems easy to set up initially, but wondering if I should charge whomever is late a late fee individually - just didn't seem like all should be penalized if they were on time with rent.  Also, one roommate has a dog, so they offered to pay the extra $50/month required for the pet.  Any thoughts on this based on these online rent collection programs?  thank you!

I agree with Randy.  We are having rent due the 1st, late after the 5th, and won't charge them unless the payment was initiated after the 5th.

I used cozy for applications and background/credit checks and it worked great!  Got the results back very quickly, and it was nice not to have to collect money from the prospective tenants for this service.  I had a co-signer for one tenant with no credit, so just requested the background check from him and the credit check from the co-signer.   I will be using this to collect rent as well.  We just have one unit right now, but I think it seems like a very streamlined service for this.  Glad to hear others are having good experiences with this as well.  Also wanted to add that I had some questions and heard back from them very quickly.  seems to be very good customer service.
