Hello, I'm a new investor and I'm a member of Flip2Freedom Academy.  I wanted to know if I need a different contract from the standard Wholesale contract.  Or is there specific verbiage needed for Subject To deals if so verbiage is needed to solidify the contract.

Hello BP I'm in the Inland Empire in the Fontana area and I'm looking for a good Title Company to work with.  I know that a Title Agent or Lawyer can make or break your deal so I'm going to start interviewing title companies and I wanted to know what companies Wholesalers who are currently doing deals are working with.

If a lot of properties are selling at a premium price then It makes sense for an investor to buy a property and put money into it and put it back on the market to make a profit ( fix and flip), If people are not buying many homes which means the majority are renting then it is better to buy and hold the property and collect the cash flow from the rent until the market heats up and it makes sense for you put it on the market.

So I have a potential property from a motivated seller in Blythe CA.  However I'm not confident in the market there just because of the small community and rural area surrounding it.  So before I put the property under contract I wanted to know is there any investors investing in this area?

Thank you all for your responses.  They have been very helpful.  Toi H. I found the agreements in the file section, I didn't know that was available.  Matthew Vitlin, I will have a real estate attorney look it over, and J Beard thank you for your description of the agreement.

Sharon Tukay, Thank you for response.  That would be great if you could ask one of your colleagues for a copy.  My business partner and I are fairly new to the wholesaling process but we are currently in middle of a 2,000 absentee mailer campaign, and the response has been overwhelming so we are expecting to get a property under contract very soon.  So we trying to get all of our ducks in a row so we are prepared to move on any property that comes our way.  With that being said we also need a blank purchase agreement if you have one available.  Also If you would like to be on our buyers list we would love to add you and what ever we send your way you can of course add your commission fee to it.  If you would provide me with your best contact phone number and email we will add you to our cash buyers list.  By the way are your investors buying and holding the properties or fix and flipping them and how many investors are you currently working with.
