Definitely some good points made above! There's definitely a level of risk that you're taking on by doing so. I'm very very picky when it comes to doing work so I often avoid letting my tenants touch much. However, I do use a similar system for landscaping. One tenant in particular struggled paying rent on time but was handy. So now I allow him to tend to the yard for money knocked off the rent. He loves it because he gets to make place look better and feel more like home and a cheaper rent. I love it because rents paid on time and the yard is taken care of for $50 a month!

Being relentless and not taking no for an answer is really helpful in starting out! As Robert Kiyosaki said, you have to change the mindset of “I can’t” to “How can I?”

There was also a BiggerPockets podcast recently where the guest recommended asking why all the time. When you get a no, follow with “no but why?” That’s worked really well in my financing. You’ll be surprised how many new options that can open up for you!

I work as a Civil Engineer and have encountered a crossroad in my career. I’m quite miserable at my current position and have entertained the idea of a career change.

When I assess my goal of achieving financial freedom through real estate an engineering position doesn’t seem to align with the goal. With real estate in mind, I’ve considered using my construction management experience and pursue a position with a developer or large flipper to gain experience and knowledge that would further my own real estate pursuits.

Any advice or previous experience with making a drastic career change in the pursuit of REI? Also any ideas of potential jobs in REI for someone with civil engineering and construction management experience?
