@Brent Coombs, I am a newbie so I have a lot of learning, researching, and networking to do. I like learning from my friends, but I also want to know more. I have a pretty high risk tolerance, but I also don't want to invest blindly. They told me they won't sell to me, but more like advise me. If I see a property I would like to buy, they would come with me and go over the house and see what needs to get done and what costs are through their connections.

@Russ Brantley, seems like you like being a landlord. I want to do both. If I can't sell the property that I flipped, I will rent it out and become a landlord.

I'm torn between flipping and buying a multi-unit property. I'm skeptical about a flip because I do not know a lot about the business. The people that I know that do flips are people that I used to work with and they told me they will help me find connections for flipping a house. A flip is very tempting because I can put a bigger down payment on a 4plex and have more cash flow when I rent out the other 3. 

I already have a plan for a 4plex. I start out with a government loan because they count rental income as part of your income when you do not have landlord history. I'm not buying anything until a year and 9 months later. The reason being is that I need to feel comfortable with my liquid assets first before diving into investing in a flip or a rental property. 

How did people here find their niche? Before or after investing? Or after they already have done a flip or a rental.

Hello,

I'm Kristian. I currently work as a processor for a local bank here in IL. My interest in real estate is having multifamily properties in the state of IL. My dilemma when buying my first property is if I should do a flip first or a multi unit first. This is the reason why I joined the community
