I've been looking to diversify my portfolio and thus have been researching different investment advisors that offer Self-Directed IRAs.  As you might already know, they include tangible assets such as precious metals, notes & loans, start-up companies, and real estate.  I would like to get your opinion on that method, and if there are any companies you've had experience with - whether good or bad?

@Steven Foster Wilson Hi Steven! I'm interested in what you mentioned about flipping or using BRRRR method if we have limited funds. You mentioned "they" will cover 100% of the renovation costs. My question is, who are "they?"

Hi, @Natasha Lee!  Like you, I'm starting off in my RE investment journey and ran across your post.  I see you mentioned to have signed up for Jennifer Beadles program - do you mind giving any feedback for how it's coming along?

I've been actively searching for coaches/mentors to help me start off on the right foot.  So far, I've found Open Spaces Women, but am doing research before I fully commit to one program.  I would love to keep lines open with you so we can share references down the line!

@Allan Bishop Jr.  Thank you! I've got a few years here and want to make it worth my while.  Taking part of a meeting would be ideal; I'd love to network with local investors and potentially start up on an investment. With your experience, what does it take to start one up on base?

Hello, all!

My husband and I moved here about eight months ago (active duty at Fort Cavazos AKA Fort Hood) and we are eager to start investing in our first rental property.  I'll be completely honest - I've fallen into the upsetting statistic of "I don't know where to start..."  but I am ready to break out of that fear and make moves.  I don't want to say, "We'll start next year," but instead, "We started a year ago, and are seeing progress!"

As we are essentially "newbies" in this and in the city, can anyone help a gal out with sharing networking opportunities with other investors so we can start on something great?  There used to be a lot of in-person meetings/conferences to meet with local investors, etc. in New Orleans a few years ago - anything similar here?

Man, I miss this platform.  Open to hearing you guys out!  Thanks!

Hi, @Braden Smith! Thank you for your response; very interesting!  I can see how that could go into play if I was in town and thinking about renting out for the short term; rather, I’m interested in purchasing a property for a long term investment. Would you happen to know what the current policy is on those?

Thank you so much for your input! 

Being on this side of the equation, I wish I had someone to work with me on the purchase of properties on my behalf - However, I am aware of the risks that could entail, such as having a third party sign the documents, handle the transactions, miscommunication, etc. 

I would assume that using the VA loan came to great use for purchasing your properties. Would you happen to know if that alone makes it more attractive for owners who are selling?

Hello to all!

I have been thinking about purchasing a duplex in the greater New Orleans area, renovating it, and renting it out through AirBnB, and I need some tips!

I am currently enlisted in the military (Army) and my ability to go out and look for a home is on hold for the time being. Therefore, I am seizing the moment to read up and gather as much information I can get, so that when I am able to make a purchase, I’ll be readily prepared with the knowledge to do so. So I asked myself, “What better than to ask those with previous experience?!”

With that being said, I am asking anyone to share their experiences and offer tips they may have learned/picked up along the way.(preferably with MFH)

What were all of the steps taken to purchase your first property? What did you learn in the buying/renting process, and how is it coming along in the long-run, emotionally and financially. What advice do you have with finding the right people to work with (construction workers, agents, appraisers, etc.)?

So many questions, so eager to learn! Please share.
