If you are in Los Angeles area - things are very challenging with tenant evictions. I would highly suggest getting a PM to assist you. They should know everything on how to handle these types of difficult tenant.

We use a few different companies that range from $1900- 3200 depending on the extent and company.

I own a PMC with my identical twin sister and have been open since 1978. We usually charge between 4.5%- 5.5%. We go over exactly was is included and not included. You need to make sure the company is completely transparent, no hidden fees. This is your investment and the reason why you want to rent it out is to make money. Therefore, whoever is your PM needs to be so careful, trustworthy, and is always ensuring they do the best for you and your property. Also, if you are in Los Angeles County, make sure they know all of the new legal changes with tenancy specific to your area.

Not necessarily. We have had rented high rent units with no agent involved. If you go through a PM Company or Real Estate Agent they can add the listing to the MLS. You can definitely add the listing to the other advertising platforms. Make sure your unit is in tip top shape, have excellent photos, etc to ensure you advertise your unit in the best light.

We have had to deal with this issue as well. I own a PM Company and we grew tired of finding reliable janitorial and cleaning companies, therefore, we created our own division and have been more than happy. We offer this service to others who are out of our company as well

Make sure your increase follows the local rent control laws, as well.

You have good advice above. It all goes back to what the lease specifies.
