Starting off with turn-key property is a good start if you're investing out of state for the first time. You have to get familiar with analyzing deals and neighborhoods and finding the right agent and property manager to add to your team. It's a good initial step into a new market, then you can build from there.

Does anyone have a rec for CPA based in CA who understands real estate investing?

I've tried searching through the search results, but it's been too time-consuming and I haven't found much.

We're seeing an origination fee of 1% and lender fees between $1100-1350. I'm thinking the 3rd party fees (i.e. appraisal, closing attorney, title insurances, GA state fees, etc.) will be between $1-2k.

Any tips on how to reduce the closing costs?

We're looking for a commercial real estate agent who can help us find MFH (up to 40 units) that have value-add opportunities.

We are open to in either the Kansas or Missouri side and prefer B grade neighborhoods.
