Hi All, new member introducing herself and seeking any references you have for the latest project. I'm Kristen, an attorney turned REI. My husband and I have several rentals, and we are looking to tear down a SFH in Imperial Beach and develop two townhomes plus and ADU. We're currently vetting architects/engineers and looking at construction loans. If anyone has recommendations for financing, engineering, or GCs in South Bay, please let me know.

Investment Info:

Townhouse buy & hold investment.

Purchase price: $220,000
Cash invested: $50,000

Both as primary residence in down market. Resided until 2018 and have rented since.

Investment Info:

Single-family residence other investment.

Purchase price: $975,000

Purchased and resided in SFH until 2023. Currently a rental with ADU. Next development phase is development of three units (two townhomes plus ADU).

What made you interested in investing in this type of deal?

IB is the last undiscovered beach community in San Diego County.

How did you find this deal and how did you negotiate it?

Went directly to the seller's agent. Without a buyer's agent we were able to out-negotiate five other offers.

How did you finance this deal?

Cash.
