Post: Hard Money Lenders...Do you prefer out of state or in state?

I am looking into Hard Money Lenders and am not sure which direction to go. I am in NC and not sure if I should stay in state with a Hard Money Lender or go out of state...do ones have preferences? I assume on which one provides the better deal but being that it will be the first time for myself where would I fair the best?

@Ryan Battista I have just started with wholesaling and wanted to know, if I am not to late on the thread, if cold calling can suffice or should I as well send direct mailers? I am in the Raleigh, NC area. I am working tax delinquent homes. Although I have not come across a deal yet just want to make sure I am going about it right. Or what deals do you suggest trying to reach out to...ie probate, tax delinquent, or other areas.

I am a wholesaler in Wake County NC. I have come across a property that looks like a potential wholesale opportunity. When looking up information on the owner and residence I see the only owner has passed away roughly 4 months ago. How would I proceed to find the next of kin?

@Adam Schneider Thanks for the advice. I believe I have already signed up on their page the other day but just haven't actually joined the group which I plan to do today. And I think I am going to add that to the schedule to attend tonight, I was planning on going to one tomorrow but it was full when I was trying to register, so this works perfectly. I'll be there tonight.
