I have a company wanting to buy out the lease I have on a cell tower that is going on my property. It is a 5-year lease that rolls for 30 years.  Of course, the first offer was lowball so I am doing some research to decide how to counter.  So what do you think I could realistically expect them to pay for the lease buyout?  Thanks for your input!

This is one I have not seen before and wondering if someone in this community could provide some guidance. 

An investment company is holding a Tax Deed on a property, but have not paid the taxes in the last three years. If I acquire the property from the state how do I get the tax sale deed?  Will I owe anything to the previous investor currently holding the tax deed?  Thanks!

@Charles Jarrod Henderson I would suggest you have a title search done first to find all parties with a vested interest in the property. You may find that the LLC is not the only party with a vested interest in the property.

@Jamie O'Brien - I did a little leg work for you. It appears someone dropped the ball and just failed to pay the taxes. The build out on this subdivision came to a halt during the recession so the HOA is being managed by the developer and it is the developer that is the owner of record for the pool. I don't want to put it out on the forum but I have the name and number if you would like to have it.

If it is southeast of Birmingham off county hwy 36 I looked it a couple of  years ago.  The pool is being used.  It is a very nice subdivision.  You wouldn't be able to build a home next too it.   When I found it I imagined using it during the summers. :)

I am holding a tax deed on a property in Alabama that ATT is interested in for a cell tower.  I'm thinking I can do this but want to ask this group before I return their call.

I need to provide constructive notice to the mortgagee on a property that I am holding the tax deed.  

Does anyone have a template for letter they would like to share?

I have held the tax deed on a property for about 9 months.  I really need to get my cash out of it so I can put it in another project I am working on.  The tax deed property was purchased before the recession by a local developer that is still in business.    I feel sure he will reclaim it eventually but I really need him to do so now.  Any suggestions on how to approach him?
