You may however be on to something as the market shifts and sellers look other options if their homes sit for a while. May want to go after the ones on market 60+ days where there is a high level of motivation.

 Well being someone whos never closed a wholesale deal money isnt what im really trying to get out of my first deal. Im just trynna learn the ropes!

 That's absolutely a great question. As far as I can tell most wholesalers don't know the role title & escrow play.

The more sophisticated wholesalers will want to get a prelim title report so they can see if there are any title issues before they assign it to a buyer. This approach cuts down on problems before they happen.

I'm not sure if TN uses title companies or attorneys for title or if both are used but in the west coast states I have relationships with title companies that won't bill me for the prelim if the deal doesn't go through. Escrow is important because it makes sure everybody gets paid properly and all documents are correctly done and recorded. Very few wholesalers understand what escrow entails or the risk they are putting themselves at by skipping steps in the process.

Call around and ask title companies if they offer a 2 hour seminar on how to use title and escrow. A couple of title & escrow companies here locally offer that on a regular basis.

If you're looking for something specific, like house hacking, or a realtor-related book, you can search the BiggerPockets store for the particular strategy you're interested in. If you want a general investing book, I recommend The Most Important Thing by Howard Marks, and if you're looking for a good business book, I recommend E-Myth by Michael Gerber. I hope this helps.

Have a question about the assignment contracts used in wholesaling. Could I use a free out line that I found online? Or can I connect with someone who already has one up to legal standards in the state of TN?? Open to any and all feedback! thx
