Hi guys, I'm getting ready to order my first list to send letters and postcards too, I'm trying to decide what type of seller to go after first?? Absentee Landlords?, free and clear landlords?, probate, pre  foreclosure ect... any suggestions?? Any advise is much appreciated 

im in the riverside area planning on doing some flips in the very near future, just wondering if there is anyone out here in my area doing this that can share some advise and past experiences??? good or bad ;)
