I'm asking this question for a relative so unfortunately I don't have all the specifics.  Tenant was working in the garage on the property and started a fire.  The garage was a complete loss and the landlord's insurance policy covers the damages, less a $1000 deductible.  Can the tenant be liable for the deductible?  I don't know if the tenant has renters insurance or how the lease is worded.

I'm suggesting the landlord contact his attorney and his insurance company  but I thought I'd ask the experts on BiggerPockets!

I am naturally an anxious person and worry/plan out A LOT of things, trying to be prepared for surprises.  I know that investing and, real estate in particular, is full of the unknown, especially for a newbie.  I definitely feel like I am in analysis paralysis mode and am trying to get the courage to make my first purchase.  My husband, on the other hand, is much more spontaneous and has the opposite go with the flow mentality.

I'm just curious.... how long did you spend learning about real estate before you jumped on in?  Also, any advice to get over analysis paralysis would be greatly appreciated!

My husband and I are new investors in southeast Michigan.  I have been seriously researching real estate investments for awhile now and am ready to get over the hurdle of the FIRST DEAL.  Bigger Pockets has been an amazing resource and I'm excited to be a part of it.  I especially love the podcasts and listen to them every chance I get!

We are pursuing buy and holds but have access to a private money investor who wants to flip.  Therefore, I think we're going to keep looking for the right buy and hold property for our first rental while also flipping a house or two to build capital.  We are both keeping our full time jobs so real estate investment will be part time for awhile.  I'm still a little intimidated by everything I don't know but am ready to jump in with both feet!.
