I have no information on Azevo, but I thought it worth mentioning that public image on the Internet is important, especially with younger Internet-savvy investors. For many people, it's the first source of info for a company. 

It would be better to have a nothing, or at most simple one-page website saying "coming soon" rather than have a half-constructed site with sample text. It doesn't have to be flashy, it just has to be correct and useful. Would the owners of the company read every page and detail of a printed marketing brochure? Then they should have checked the website. I'm new to this, but it's obvious that Notes are a  detail-oriented business, lack of attention like this would be a red flag to me.

Thanks to everyone for the replies! I can count on BP to have helpful users respond quickly. I didn't say this in my original post, but I decided on completely passive fund investing because  that's the right tradeoff for me as far as time vs return for now. I want to move towards investing in notes myself in the future

As part of due diligence, I was looking for...well I guess basically I'm looking for references from people that have been involved with them.

Hi, I joined a while back but have been quiet. I have spent a bunch of time researching RE notes and looking at various ways to get exposure to this asset class. I don't yet want to actively trade notes myself, so I'm evaluating a few different private placement note funds.

In an effort to vet the funds and the teams behind them, I am hoping to connect with BP fols that have personal experience investing in funds offered by Colonial Capital Management or note funds in general. Please reply here or send a private message.

Thanks for the reply @Account Closed. I clearly need to look at more data to get a sense for what things are worth. I'm wasn't thinking about being limited to California property, unless there's some legal hangup I haven't learned yet.

Another thing that I'm trying to understand is how I should be calculating a return for a performing note? If I do the simple thing and take the monthly payment / cost of note, I'm not taking into account the principal pay down, which makes the note less valuable over time.

I'm just exploring note investing and I'm looking for some pointers on how performing notes are priced. I'm hoping there are general guidelines. Looking around quickly on someplace like FCI (not a great resource from what I understand, but I'm just looking to get a feel for the market) it looks like there is a discount for unpaid balances under about $80K, but where notes above that are offered at more than 100% UPB.

I assume a lower LTV and a higher interest rate would drive the price up, but I have not yet figured out the relationship or rules of thumbs. Thanks for any insight.
