I am looking into buying my first self storage facility. I want to reach out and get feedback on where I would be able to find off market self storage facilities and how to approach the owner? I have a duplex I have been renting for almost 10 years and want to use the equity in that property to use as a down payment on a storage facility.

Looking to hire a property management company to manage my duplex, which I have been managing since 2018. Just wondering what to look for and ask before hiring? What are reasonable prices/fees to manage a duplex?

Tenants want to rent out a small shed on our duplex property, but I want a simple agreement in place. Does anyone have a lease agreement written that I can modify or know where I can get one? All the ones I found online are too much for the size shed I will be renting out. Thanks!

Does it make sense to buy properties in all different states, or is it better to buy in the same state?  Even towns and counties in the same state have different rules, so the only difference with having properties in different states would be the distance and knowledge of the laws, right?  I am trying to weight the pros and cons, as I always see good deals in different states and am tempted to pursue them.

Looking to purchase my second duplex and my lender said I need at least 15% down. I don't have that much cash to put down, but want a conventional loan with no PMI. Is there another way to finance where I only have to put about 5% down? Could seller financing be an option or even taking equity of my other duplex? If so, how would that work? Thanks in advance for all the feedback!

I use Turbo Tenant for screening tenants, but I do not like their reports, and was wondering if there is another company out there that provides an in depth report for around the same price of $35?

We have new tenants, boyfriend/girlfriend that will be renting our apt starting December 1.  They have the lease agreement and the boyfriend is in the Army in the Middle East right now with no access to email or scanner to sign the lease.  The girlfriend wants to know if she can sign for him?  Would it be best to leave it blank until he comes back from deployment?
