Ended up not bidding on it. Picked up another house in general area without "occupants" (have flipped more during the year). I do appreciate your response and will keep it in mind if I do bid an "occupied" foreclosure.

Anybody ever bid a foreclosure that had former owner-occupants still in the home? BAC has one in my area, but states "do not knock on door", as is, no inside views allowed. Did a drive by. Two cars in driveway, people living there. Have bought lots of foreclosures, but never had this issue come up before.

If I bid and get the property, how do I go about removing the "squatters"? Sheriff, police, etc???

Not sure I want to tackle this issue. Comments?

If you have the bank information, give them a call. Usually smaller banks will work with you, larger ones wait for listing agents. I have bought many houses by calling the bank directly.

Heat pumps are not used much in my area. Baseboard electric is very inexpensive to install and so far buyers have liked it.

Thanks for the idea though.

If the furnace (implying forced air) is questionable, why not leverage the existing ductwork and install a heat pump?   You'll add more value and your buyers will have lower heating & cooling costs.

Be careful, partnerships are tough. I would avoid it.

In my area I've found the small "local" banks more willing to work w/you.
