I wouldn't allow it. He essentially lied on the lease, since he had to know that he had a pet and would want that pet to live with him. It sets a very bad precedent. I actually had a similar post if you would like to check it out. Good Luck! 

Update: tenant was not out by the 5th. On the 6th I filed a Notice of Unlawful Detainer. By 11pm that night she was out. She was supposed to surrender the keys to myself or a representative and get a final walk-through, which obviously didn't happen. I go to check on the condition today. 

Glad to have the apartment back if nothing else.

I would go with greige. Also I don't know how you feel about it but maybe finding a lighter colored (affordable) durable rug for the kitchen area could "cool" the room down, and help neutralize all the brown. I do think white cabinets would be too white. 

Edited to add: A tenant is very likely to tear through that rug and leave you with nothing. It's just something extra if you are really disliking the contrast of those brown floors. However, I think you could make it work without it.

If I were in your shoes, I would sell the lot and pay down my credit cards first. Then I would pare down as much as I could with my "extras". Can you manage a cheaper phone plan? Maybe cutting out cable and just using local channels or a cheaper streaming service such as Netflix? You want to set yourself up for success. Taking on more debt, when you're having trouble managing the debt you have now, is not the answer. This doesn't mean you can't invest in real estate! Every nickle and dime you save now can go toward your eventual down payment and reserves needed for an investment. Come up with a plan and a budget asap. In the meantime I would be learning as much as I can about real estate, investing, and money management. Good Luck!
