Hi everyone!

I am starting out in real estate, managing my parents' properties and have one we're going to use for a rental. We had found a property management company but after allowing them to do a walk-through of the property unsupervised, having them damage some property and not admitting fault to it, terminating our contract when I called them out on it and not willing to repair the damage at their cost, I am in need/search of a GOOD and REPUTABLE property management company in San Diego. If any of you know one or are currently using one you like who are great for landlords, please let me know!!!

Hi everyone,

I am planning to get my RE license and want to know a good route to go about it. I mostly want to do personal transactions and make the process easier for myself rather than do a typical agent's workload.

I am looking online and have found sites that offer online courses and administer exams (via online proctoring) and would like to know if this is a good route to go. I'm doing a free trial through The CE Shop and it seems good but will be good enough to pass the state exam? They don't have an actual text book to read from but rather it is all interactive and they cover the material (supposedly) that would be in a text book. Also, for the state exam, will I need to know the Real Estate Law and Subdivided Lands Law, and Regulations of the Real Estate Commissioner thoroughly? They are 194 pages and 150 pages, respectively, and seems tedious to memorize all that for an exam.

For those who have their license, how did you go about it?

This is all great inside info.. thanks a lot guys! I've put this into an excel sheet for factoring a bottom line with my soon to be rentals. Needless to say I'll be making adjustments as needed.

Jerome - I had CapEx in mind. I was thinking for more recurring expenses.

Bettina - I didn't think of landlord assoc. dues. In your area is this a heavy expense? And you're absolutely right, no need to worry about snow here! However, I'll be investing out of state.

Chris - Which states require the landlord to pay utility bills? I'm planning to invest in Indiana and Nebraska, are those 2 of those states?

Hi everyone!

I'm pretty new to investing though I feel I have a grasp on what I would like to invest in. Buy and hold is an avenue I want to go down and would like to know the different types of expenses I should expect and learn about ones I would never think about. Here's what I have now with what I think I should expect and would to add on to my excel sheet...

Loan amount
Interest rate
Monthly payment
Yearly taxes
Yearly insurance

Vacancy
Maintenance
Property management
Property taxes
Insurance
HOA cost
Electric
Water
Gas
Trash
Snow Removal
Lawn care
Roof

Any other expenses I should be aware of? I would also like to do multifamily, are there big differences from SFH?
