As others have mentioned the Boise Metro definitely isnt the best cash flow market ... however rents have risen quite a bit in the past few years that have provided some opportunities with the softening of the market.  Boise is an amazing market to invest in if you are looking for a growing market and quality asset.

Would get a HELOC for sure...low cost to open and there if you need it. Just inquired with my local Credit Union for my Primary as well.

Hey Patrick,  You are very smart to begin with a House hack due to the low down payment options available for primary residences.  As Grant said there are many areas that would work well for you within the hour drive to Boise.
