Post: Common Laundry Rooms in Triplex

We are buying a triplex in Mesa, AZ. It has a common room that is set to be a complex laundry room. I am seeking advice on our next step. Should we purchase a washer and dryer? How much will it make? Experience with service companies? But new or used? Thanks in advance for your help.

We are out of state investors that just bought a triplex in Mesa, AZ. All three units are rented out to reliable long term renters (minimum 2 years) but are about $150 under rental market value. All the units are clean and do not need renovation (done in 2014). I am seeking advice on strategies to raise the rent but keep the current tenants. Thanks for your help!

Josh,

Thanks for the response. My interest in Lompoc has kind of cooled down. We ended buying our first property. A triplex in Mesa. Concentrating on getting that up and running.  I'd like to establish a good team in the Phoenix Valley and hopefully continue investing in small multi family properties. I see that you are more of a big game hunter (100+ unit). Do you have any experience in du, trials or four plex properties? Any advice?

Thanks for the info. I am looking to spend $300-$350 on a multi unit. I would like to bit mĂșltiples if the first works out well. Will need a good property manager. Do you know of any potential sellers or property managers?

Thanks for the reply. Like most new investors I have some major qualms about investing to far from home. I live in Orange County and am only about 3 - 4 hours from the Central Valley. I also like the stability of the job market in Lompoc due to AFB, Oil industry and agriculture. It also seems like it has the ability to grow due to its affordability and proximity to Santa Barbara. Do you think it' s not a good place to invest? What is the rental market like? Advice? Local knowledge?

Hey all,

New to real estate investing. Looking at all different areas throughout California and out of state such as Arizona and Florida. Does anyone have any properties in Lompoc, Ca? Or have any local knowledge of the area? Looking for some advice.
