DTI has to do with the amount you can borrow, not the number of loans you can hold

I see one significant negative to having you both on title for both properties.  If you plan on more properties down the road you may be limiting the amount you can obtain through traditional financing.  Fannie Mae/Freddie Mac allow a max of 10 loans per person.  So if you are single you can buy 10 properties with traditional.  If you are married you can EACH get 10 traditional loans, for a total of 20.

If you dont care about traditional lending, or want to use credit unions/hard money/etc then that isn't a big issue.

Though I'm not at the mark yet, I'm within striking distance of quitting the w2. And that leaves me with one significant consideration.

Healthcare (insurance).

Preliminary research shows costs of coverage that are 3x to 4x that of my current employer.

So my question, to those who are self employed or successfully walked away from your W2, how are you handling health and dental coverage?

(Sorry, using a spouse's coverage is not possible for me so that doesn't count)

Any buy and hold investors in the jacksonville area have a solid PMC they can recommend?

I'm familiar with narpm.org but with nearly 100 in the area, recommendations would expedite things greatly and help out those who have done well by you :)

Depends on where you are buying in oregon.

In portlamd city limits, for example, rent control prevents from raising 10% or more in a calendar year.

Further, portland prevents no fault eviction. If you evict without cause you can be faced with relocation costs.
