I’m a rehabber and I’m looking for a camera like Ring that I can set up at the front of my vacant property so I can look at my phone and see if my contractors are showing up. I have Ring in my home, but it requires WIFI, which I don’t want to get on a vacant property. Any recommendations?

Post: How do I farm an area

I’m an investor and just finished my inspection on my rehab. The contract is over list and I really like the area. I’ve never farmed an area before. I looked on Broward County Property Appraiser and saw that many of the homes were purchase in the 80’s and still have the original owners. How can I tell if they have a second mortgage or line of credit? Also, what is the best way to engage? Should I knock on doors, send out postcards? I’m an experienced investor who has always gotten my properties from relationships with realtor or one or two wholesalers. I’m ready to skip the middle man and go straight to the homeowner offering cash. Any tips or advise would be greatly appreciated.
