Purchasing my 2nd investment property and I financed with the bank. Were almost at the finish line and bank hits us with we need to see funds for downpayment in your account and it needs to show that's it's been there for at least 2 months.. what the?!?.. we have the cash for the downpayment why do they need to see it's been in our account for 2mths.. well it hasn't been in our account so what's my options.. is there another route I can take???

The owner is selling. I guess they didnt renew the lease with previous tenants. They said they made all the money they wanted to make off the house that's why there giving it away for a good price.. I'm guessing

Jus got my offer accepted on a property that I've been trying to get for a while now. The numbers seem right and the tenant has been there forever but theres hardly any equity in the property. However, The property is in good condition. While I was waiting for that offer to get accepted(which took forever) I came across another property in the same town that looks a little better and they said they would let it go for 50k which would give me about 20 25k n equity but has no tenant. Also needs some tlc on the inside. Whats the better investment?

I'm working on a deal with a potential seller on a subject 2. She is very interested but she asked if I could send her some info to her email. I didnt want to send her a youtube video or a something off google that just explains the definition. I need something that goes a little more in depth and shows some pros and cons. Does anyone have anything like that?
